Our Accompaniment Throughout the Transaction

Every investor has his own needs:
leasing an asset for long term financial return and profit,
a “Flip Deal” of purchasing an asset where the asset requires renovation and thereafter it is sold without ever being leased, or purchasing land for construction.

TLS FL HOMES company will find you the desired asset in the most desired market, under market value.

The selected properties will be presented to the investor at which time the investor may request to proceed with the inspection of said property, or to decline.

Upon request of inspection a professional inspector reviews the asset and approves the condition. This will allow us to know what we need to repair during the renovation and whether to proceed with the purchase.

At this stage TLS FL HOMES company will deliver you a HUD document (deed) and an Title insurance document (Insurance for the legality of the transaction and confirmation that the property is free of any liens).
Only at this point will your investments funds be transferred to the Title company and the purchase of the property will be completed.

Following the purchase, TLS FL HOMES company will continue to walk the investor through the process of
renovating the asset, renting it and selling it off at a profit.

Our responsibility in the purchase process: 

  • Finding the ideal asset best suited for the investor at the requested budget and location.
  • Handling the creation of an LLC company
  • Handling the opening of an ITIN number with the IRS
  • Ensuring the property’s condition and soundness
  • Arranging all the contracts required for the transaction
  • Handling the registration of the property with the authorities and providing confirmation of the ownership of the property to the investor
  • Obtaining suitable insurance for the property in the investor’s name
  • Managing property renovations if necessary

In addition, our responsibility following the  transaction and accompaniment of the investor:
 
Close accompaniment and guidance for a full year from date of closing, including:

  • Handling the submission of the monthly reports
  • Handling the payment arrangements for each relevant party
  • Municipality, insurance, authorities, various repairs, management company
  • Monitoring the condition of the property and it’s occupants.
  • Connection to an Israeli accountant for tax coordination purposes in Israel if necessary
  • Assistance in preparing the material (income and expenses) for a qualified American accountant with the purpose of filing tax returns.
